Services

 Contract-to-Close Service

• Review Contract and Addendums for accuracy and completion by all parties
• Note contingencies, exclusions, effective date and deadline dates
• Verify that earnest & option money has been receipted by Seller and Title Company
• Call Client and introduce myself
• Fax/email the Title Company, Lender, Co-Agent an introduction letter
• Turn in necessary documents to the Office Manager
• Existing Survey & Affidavit? Order if required. Contact all parties
• Ensure that all parties have necessary Contract documents
• Confirm that inspection has been scheduled; notify all parties
• Verify lender requirements, i.e. termite, septic or well inspection (if applicable)
• If working with Seller-obtain payoff information
• If working with Buyer-obtain insurance information
• Provide home warranty brochures to the Buyer(s)
• Coordinate repair work and verify completion of Amended repairs; file receipts
• Verify Title Commitment has been sent to all parties by Contract time line
• Verify that HOA paperwork has been sent out (if applicable)
• Verify that appraisal has been ordered and completed
• Check when loan is to be sent to underwriting for final approval
• Inform Agent and clients of final loan approval
• Schedule closing with the Title Company; notify all parties
• Request HUD-1 from Title Company for Agent verification
• Inform parties of time, location and what to bring for closing
• Confirm funding with the Title Company
• Ensure Agent has received a final HUD-1 and commission check
• Turn in file to Agent
For an additional fee we can also meet contractors at the property, attend closing in your absence, purchase closing gifts, etc...

Listing to Closing Service

• Prepare property profile and upload into MLS (agent to verify all information before making the listing active)
• Order Virtual Tour
• Order Flyers
• Put sign & lockbox on the property
• Turn in necessary documents to the Office Manager.
• Upload additional listing information into MLS (sellers disclosure, survey, etc)
• Add listing to agent/office website
• Request Realtor showing feedback weekly
• Weekly updates to seller & agent
• Schedule property to be on an area tour
• Post property on Craiglist-weekly
Accepted Contract-Closing
• Confirm inspection time w/ Buyers Agent and inform seller
• Provide CBS code to Buyers Agent &/or inspector
• Verify utilities are on with the seller
• Provide title company with seller payoff information
• Confirm that the survey & affidavit have been sent to the buyers agent
• Verify that appraisal has been ordered and completed.
• Communicate weekly with lender & title company
• Check when loan is to be sent to underwriting for final approval.
• Inform Agent and clients of final loan approval.
• Schedule closing with the Title Company; notify all parties.
• Request HUD-1 from Title Company for Agent verification.
• Inform parties of time, location and what to bring for closing.
This service includes 2 visits to the property.
